Butler & Butler Real Estate Releases 2026 Woodinville Market Update as Housing Settles Into Balance

Eastside family team reports a selective market where preparation and pricing decide the sale

WOODINVILLE, WA, UNITED STATES, October 29, 2026 /EINPresswire.com/ -- Butler & Butler Real Estate, the family-led team serving Woodinville and the greater Eastside since 1990, has released its 2026 Woodinville market update. The team’s reading of the numbers points to a market that has moved past the frenzied pace of the pandemic years and settled into a balanced environment, one that rewards sellers who prepare and price with discipline and gives buyers room to make deliberate decisions.

September figures from the Northwest Multiple Listing Service show a median sale price of $1,467,500 in Woodinville, a median of 30 days on market, 5.4 months of inventory and 176 active listings, with sellers receiving an average of 97.2% of original asking price. Taken together, the numbers describe a market that is neither hot nor cold, but considerably more selective than it was.

“The Woodinville market is still healthy, but it’s become much more selective,” said Bret Butler, a Founding Broker of Compass Washington and part of the Butler & Butler team. “Buyers have more choices and they’re taking their time. Homes that are priced correctly and presented exceptionally well are still selling, while properties that miss the mark are sitting longer. It’s a market where strategy matters more than it has in quite some time.”

According to the team, the biggest difference from the 2021 and early 2022 peak is not home values but the pace and predictability of transactions. Inventory was scarce then, and homes routinely drew multiple offers with few contingencies. Today, buyers hold more negotiating power, inspections are back and pricing has to be justified. Butler characterizes the shift as a return to deliberate decision making rather than a decline in what Woodinville homes are worth.

The update also pushes back on the idea of a single Woodinville market. A $1.2 million home in a traditional neighborhood behaves differently from a $3 million estate on acreage, and the team reports that the buyer pool becomes smaller and more selective above $2 million, while properties above $3 million operate as a market of their own.

“The biggest misconception is that there’s one Woodinville real estate market. There really isn’t,” Butler said. “Sellers often look at what their neighbor sold for a year or two ago and assume that’s where the market still is. Buyers sometimes assume that because a home has been sitting, the seller must be desperate. Neither is necessarily true.”

Demand remains closely tied to the Eastside technology economy, with buyers arriving from Bellevue, Kirkland, Redmond and Seattle in search of space, privacy and usable land without giving up access to jobs and amenities. The team reports growing emphasis on multigenerational layouts, main-floor primary suites, home offices and outdoor living. Most of the sellers coming to market have a concrete reason to move, while many others remain in place because of mortgage rates in the 2% to 3% range that are difficult to walk away from.

The sharpest divide in the data separates prepared homes from everything else. Properly prepared, professionally marketed and competitively priced homes can still generate strong activity in their first two weeks, while overpriced or dated properties are sitting for 30, 60 or 90 days and longer, at which point the accumulated market time itself becomes a liability in the eyes of buyers.

“Start preparing now, not 30 days before you want to list,” Butler said. “Not every home needs a major renovation. Sometimes it’s paint, carpet, landscaping or simply presenting the spaces differently. And don’t base your pricing expectations on what a home sold for two years ago. Base them on what buyers are willing to pay today.”

Within the city, the update points to continued interest in Hollywood Hill, minutes from Woodinville wine country, in the gated golf course community at Bear Creek Country Club, and in established neighborhoods such as West Ridge that offer larger homes and convenient access to Redmond and Bellevue. The team views the scarcity of larger parcels as a long-term support for values, since estate properties with usable acreage and mature landscaping are nearly impossible to recreate.

Looking ahead, Butler & Butler expects conditions to remain balanced through the rest of 2026, with no dramatic correction and a widening gap between exceptional properties and average ones. Improving interest rates could bring more buyers into the market, though the team notes lower rates would likely also release new inventory as homeowners grow comfortable giving up their existing loans.

“Real estate markets will always have cycles. I’ve been through enough of them to know that,” Butler said. “But the fundamentals that make Woodinville desirable haven’t changed, and that’s what gives me confidence in the long-term value of owning real estate here.”
